The roots of Forest Village Theodosius lie in a deep-seated respect for nature. The meticulous placement of our wooden cabins and their contemporary design blend and combine perfectly with the rocky terrain below them. Nightfall brings a peaceful slumber, followed by a one of a kind awakening in the middle of pristine nature. The furniture, made by local craftsmen, offers superior comfort and brings great aesthetic pleasure. To add to this luxurious experience, all of our cabins offer a private hot tub, some of them also a private sauna. All guests can use shared sauna. Relax on the terrace by our vineyard and enjoy the wonderful smells of pine trees and everything else nature can offer. Bask in the warmth of the sun and listen to music with no unwanted noise. Let your mind wander off. Take a break and enjoy yourself.

Indulge in the flavors of the Vipava Valley as local chefs treat you to exquisite cuisine paired with exceptional regional wines. Let your taste buds lead the way! Booking:
An advanced payment it is required to confirm the final reservation.
Bookings can be completed either through our web site or we could send an invitation containing all payment Information via email address.
We reserve the right to cancel the reservation in the case of late payment.
Cancellation policy:
Any modification or cancellation of your reservation should be sent to info@theodosius.si, and the following conditions apply:
Free cancellation up to 14 days prior to the arrival.
Less than 13 days to arrival: Theodosius will keep the deposit which can be transferred to the future reservation in the next 12 months from cancellation date.
4 days or less to arrival: Theodosius will forfeit the deposit which cannot be transferred to a future reservation.
In case of a no-show, we reserve the right to charge 100% of the value of the reservation.
If you’ll be using a gift voucher: Gift voucher will be used as a deposit for your reservation. Same T&C’s apply as above.
In case of cancellation due to ‘force majeure’, different conditions apply to the refund of the advance payment.
Other Information:
Arrival and accommodation in the room is possible from 2 PM (with the received access code you can enter at any time, even after 6 PM).
Check-in at the reception is between 3 PM and 6 PM or by agreement.
Check-out is untill 10 AM.
Served breakfast is available between 8 AM and 10 AM.
There is no possibility of an extra bed in the rooms.
Pets are not allowed. In our village we are animal and pet lovers, but so far we do not have the capacity to allow our four-legged friends to stay.
Additional offers:
Massage services, electric bike rental, guided tours, wine degustation, organised transport, trips, additional activities, etc., are charged separately according to the price list of external providers.
